After the successful completion of the Bulgaria Mall business centre in 2012 and the adjoining office building Infinity Tower in 2014, CORDEEL BULGARIA continues the construction works at the mixed multi-purpose entertainment centre on 69 Bulgaria Blvd. by initiating the last construction stage of the complex – the Long Tower office building.

The tower is 56 metres high, with a total built-up area of 18 550 m2 and will be situated in parallel to Todor Kableshkov Blvd. above the roof of the already built and commissioned business centre Bulgaria Mall. The building is intended to consist of office spaces for rent, an entrance lobby, elevator lobbies at the floors, technical rooms and WCs located at 4 underground and 4 aboveground levels (part of the business centre), a technical facilities floor and 7 floors above the roof of the business centre. The last roof floor will hold a transformer room, electrical facilities, heating, ventilation and air conditioning facilities and machine rooms for the elevators, as well as heating, ventilation and air conditioning equipment.

The main entrance to the building is from Todor Kableshkov Blvd. The point of entry for cars to the underground garage, which is shared with the business centre, is through a ramp from the local lane of Todor Kableshkov Blvd., there is a second entry/exit to the south from a newly designed street and Bulgaria Blvd.

The tower, with a floor area of about 2150 m2, is separated as an individual construction block with three separate staircase shafts. The underground levels are serviced by 2 passenger elevators, and the aboveground levels – by 4 passenger elevators.

The underground parking lots, which have been commissioned, ensure the necessary number of parking spaces to serve the needs of the office buildings and the business centre.

The ground level contains the transition between the underground and aboveground floors. The main entrance and the entrance lobby are also located there. The reception area is placed to the right from the entrance, with direct visibility to the elevators which introduces visitors from the underground parking. Access to elevators to the upper levels is controlled from there. There are rooms for security and control of the systems of the building, a break room and sanitary facilities near the reception.

The second, third and fourth levels are used entirely for renting as part of the already commissioned business centre. A connection to the mall is possible at each floor. The fifth floor contains mostly technical rooms and the zone facing T. Kableshkov Blvd. is planned as an office space for rent.

The next seven floors upwards follow the same design typical for an office building – vertical communication nodes and free space between them. This allows flexible planning and organisation of both larger and smaller offices depending on the tenants’ needs.

The last office floor recedes from its southern part, forming a panoramic balcony with a view towards the mountain.

The technical rooms are located at the building’s roof and the parapet height allows for all facilities to remain hidden behind the façade walls.
