State-of-the-art production plant for OSRAM

German lighting manufacturer OSRAM required a new production plant. The facility (17,786 m²) for digital lighting components is located in Plovdiv Industrial Park. A FIDIC Silver Book turnkey package, this complex design and build project included the construction of a production hall with warehouse and technical areas and a two-storey office structure. The project also involved plot infrastructure, landscaping and external connections (such as roads, electricity, water, sewerage and gas) as well as the coordination of all administrative procedures.

Phased construction in three stages

Construction took place in three stages, allowing for staff training, installation of equipment and manufacturing to be carried out during the building activities.

Phase 1 - Construction of a third of the production zone, warehouse and offices
Phase 2 - Completion of production zone and distribution of technical equipment and relevant installations
Phase 3 - Design and construction of specialised production areas with specific requirements

High requirements and specific building installations

All work was carried out to client specifications. This included establishing a production area with ESD flooring, heating and air-conditioning. A temperature and humidity monitoring system, high-level microclimate and lighting in work areas and compressed air and nitrogen installations were also incorporated. In addition, Cordeel installed a VdS-certified sprinkler system and tank as well as fire safety facilities in compliance with the highest EU standards. A tempered warehouse zone with detached explosion protection for hazardous materials as well as a non-spark flooring system were included too.
